江苏省房地产代理行业的人力资源研究毕业论文

摘 要

中国自经历改革开放以来,经济迎来了急速的发展,房地产行业兴起,并已逐渐发展成为一个急速敛财的暴利行业。大量的企业也开始将自己的经营方向转向房地产。数据显示早在2010年,我国经济中用于房地产开发的投资额已达到48267亿元,占全国固定资产总投资的额的18%。近年来,我国大力发展城镇化,农村人口将大幅进入城镇,城镇内的住房需求会扩大,这为房地产业尤其是城镇房地产行业带来更大的市场空间。国内一些学者专家也指出,随着中国房地产市场的持续不断发展以及发展业态的成熟,甲方开发公司的自产自销的经营模式已经很难适应房地产市场发展的需要了,房地产的开发环节与销售环节分离是房地产市场发展的必然趋势。在这一趋势下,房地产代理服务行业应运而生,并且不断的发展成熟。

纵观近几年,房地产市场的集中度也在不断的提升,同时分裂而出的房地产代理行业也在分化。代理行业因其从业人员进入门槛低,公司运营需要的成本少,也有了迅速的发展。但其发展时间相对于其他行业要少,并且在我国的经济体制下,其发展也没有完善的模式可以参考,所以普遍存在着诸如:从业者技能素质不高;专业知识较为缺乏等问题。如果从根源上深度挖掘,因代理行业最大的运用成本既是人力成本,所以相较于其他行业来说,其成本构成最简单,但可控性也最低。房地产代理行业在人力资源管理与开发方面的问题都是因房地产代理公司的人力资源低效所致。本文分析了华东地区尤其是江苏省房地产行业以及代理行业的发展状况,以江苏省房地产代理行业龙头企业——易居中国为例观察其人力资源的应用状况,对人力资源方面出现的问题进行分析,总结其成功的经验并提出了对策。

Abstract

As a result, a large number of enterprises also will start their own business direction of real estate. As early as in 2010, according to data used in the our country economy development of real estate investment has reached 4.8267 trillion yuan, accounting for 18% of total fixed asset investment. In recent years, the developing of urbanization in our country, rural population will sharply into town, when the demand for housing will expand inside the town, it will be a constant impetus of future economic growth, will bring the real estate industry, especially the urban real estate industry more market space, especially in the lower-tier cities, in the foreseeable time, the market will be greatly extended. Some domestic scholars and experts also pointed out that with the continuous development of China's real estate market and the development of forms of mature, party a development company of self-marketing business model has been difficult to adapt to the needs of the development of the real estate market. They also point out that the reference of some European and American developed country mature real estate market development regularity and development model, real estate development link and sales link separation is the inevitable trend of the real estate market development. Under this trend, the real estate agent service industry arises at the historic moment, and the development of mature.

In recent years, the country never stopped in the regulation of the real estate market policy, under the government's macroeconomic regulation and control, the concentration of the real estate market is also in constant ascension, also split out real estate agency industry in differentiation. With the rapid development of real estate industry in recent years, the agency industry because of its low barriers to entry,less operation cost, also have rapid development. Although the development of the industry's competition is completely, but the less development time relative to other industries, and in our country's economy, its development also does not have the perfect pattern can be miserable old, so compared with the same real estate intermediary industry abroad, there is a widespread skills such as practitioners quality is low, low degree of professional behavior, professional knowledge is relatively lack of human problems and so on. If the depth of mining from the source, because the agent industry's biggest use cost is not only the human cost, so compared with other industries, the cost constitute the most simple, but the controllability is the lowest. Real estate agency industry in human resources management and development problems are caused by a real estate agent of the company's human resources inefficient. This paper analyses the real estate industry and its development of agency industry, to our country, especially the real estate industry of jiangsu province in east China and the United States real estate agency industry model,considering the present situation of the service industry of our country real estate agent, real estate agent industry leading enterprises in jiangsu province -- e-house China as an example to analyze its application status of human resources, analyzes the problems and countermeasures of human resources, summarizes its successful experience, also analyzed the problems and countermeasures are put forward
